Meeting Minutes December 13th, 2025
Meeting was held in person at the Community Well and via zoom
Attendees: Brian Isley, Joe Longobardo, David Paradise, Scott Coy, Jeff Hauser (via Zoom)
2025 Road Update - David Paradise -
- All roads were graded in November, 2025 by Pinion Excavating
2025 Financial Report - Joe Longobardo
Discussion on changing collections and lien placements to collection agency and paralegal. Motion was made and passed 5 -0 to investigate this change for 2026
2026 Budget
Roads
- Repairs on rough spots using on site materials - $10,000 charge. Approved 5 -0
- Discussion on proposal for monthly road maintenance - $30,000 annual cost. Approved 5-0
- Proposal for long term repairs using stone on trouble spots - $40,000 one time cost. Approved 5-0
- Proposal to install 10,000 gallon water tank for roads - $1500 one time cost. Approved 5-0
Discussion on proposed 2026 budget - Approved 5 -0
Discussion on raising annual POA dues. Increase of $55.00 per year was approved by 5-0 vote. Dues were increased to cover increased cost of maintaining roads. Dues to be increase for fiscal year 2027 as notice must be sent out 30 days before the beginning of fiscal year.

Quarterly Board Meeting
We invite all property owners to join our Board of Directors meeting in person at 12 pm at the community well. We will have a tented area with propane heaters to keep all the attendee s comfortable. We will be sending all owners zoom meeting information so those who cannot make it in person will have access. Please bring your own chairs. In addition we will bring in a portable Starlink setup so that we can live broadcast the meeting.
